To make your stay more enjoyable we offer the following paid services. .Please note that some services are based on availability. If you are interested in any of these services, please let us know and we will send the details Continental Breakfasts, Early Check In, Late Check Out, House Cleaning during your stay, Pet Fees, Pool/Spa Heat, Welcome Celebration Packages, Welcome Breakfast Packages, Grocery Packages, Customize Packages by Requests.

Pool and spa heat are not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month based on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay.

This is a Non -Smoking Villa - There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed.

Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.
We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill

Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more.

To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM.

Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility.

Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests.

During your stay

We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.

We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.

The garage is used for owners storage. Guest as no access to this area. There are however lots of closets and storage in the home

We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home and one in the back. None of our cameras are facing in the interior of the home in any way. One is located in the front of the property to monitor exterior activity in the front of the home and one located in the back exterior to monitor any activity in the exterior back of the property. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.

Pets Restrictions

We allow pets up to 50 pounds, subject to the home owners approval. We will need vacine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.

It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .

1. Is the dog a service animal required because of a disability?
2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?

We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog.

Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.

If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without further notice. In the latter case there will be no right to a refund or unused rent.

In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please note that pet fees will apply

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.

We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

We provide complimentary wifi ..there are times when the wifi can be down due to the an interruption by the service provider or due to weather among other things that is totally out of our control.

Access

Keyless entry. The last 4 digits of the primary guest phone number will be used for access. Abundance of parking. Driveway can fit 4 cars or 2 SUVs. Overnight street parking is not allowed. Guest can park extra cars overnight by the clubhouse. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

Transit

Easy accessibility to I4 that leads to all Theme parks. Uber and Lyft are readily available. Food delivery by Door dash, uber eats to name a few.

Interaction

Complimentary tennis racquet and balls as well as Volleyball equipment is provided at the Clubhouse for your convenience.  Arrangements can be made for fishing poles if you choose to fish during your stay.  It is a catch and release Lake in Glenbrook.

Other activities include Lake Louisa, which is 10 mins away. Lakeridge Winery offering free wine tasting and only 20 mins away, and close to Margaritaville offering water park, dine in Movie Theater and loads of local Restaurants. Only a 60 minute drive to Florida Gulf Coast offering great beaches such as Clear Water Beach. Fast wifi speed and all smart TVs in bedrooms. High Speed WIFI and renovated kitchen and bathrooms in this Pool Villa.

Neighbourhood

Located in a prime location in the Clermont area, just 10 minutes to I-4 for easy access to all of the major attractions.

Posner Park shopping is 20 minutes away Publix Plaza and Walmart is 5 minutes from this Vacation Home.
World Class Golf Courses, and perfectly located within 15-30 minutes based on the course you prefer to play one.

All l of the popular parks such as Disney World (19 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (15 minutes)

Also close to Lake Louisa park which offers hiking an camping as well as fishing.

Lakeridge Winery is a local Winery...Located 30 minuts away that offers wine tasting and loads of Activities on the weekends including Food Trucks

This four-bedroom Orlando area pool home is built for groups who want theme park proximity without giving up the comforts (and fun) of a real home base.

Living spaces
Two separate living areas give your group room to spread out without stepping on each other. The family room anchors around a fireplace and a pull-out sofa bed, making it a natural gathering spot for movie nights. A second living room - centered on a 65" Smart TV - gives larger groups extra breathing room. Laminate flooring runs throughout, easy underfoot and easy to keep clean when you're traveling with little ones.

Sleeping arrangements
The master suite features a king bed, a private ensuite bathroom, a ceiling fan, and a 57" Smart TV. Bedroom 2 brings the Toy Story theme to life with a bunk bed that younger guests will immediately claim as their own. Bedroom 3 carries a Mickey Mouse theme with a queen bed, a 55" Smart TV, and a ceiling fan. Bedroom 4 is a relaxed queen room with a 57" Smart TV and ceiling fan - ideal after a long day at the parks. Five beds in total sleep up to 10 guests comfortably.

Kitchen & dining
The fully equipped kitchen has everything needed to cook for the group - stove, oven, microwave, refrigerator, dishwasher, blender, coffee maker, hot water kettle, toaster, baking sheet, and wine glasses alongside a full set of dishes and cookware. Coffee is provided, and barbecue utensils are ready for whoever wants to take charge of the grill.

Bathrooms
Two bathrooms serve the home, including the private ensuite in the master suite. Both are stocked with hair dryers, shampoo, conditioner, body soap, shower gel, and hot water. A bidet is available for added comfort, and a bathtub is on-site as well.

Game room
The dedicated game room is genuinely one of this home's best features - pool table, ping pong table, arcade games, a 57" Smart TV, and a ceiling fan. Rainy afternoon or late-night wind-down, it earns its keep every single stay.

Outdoor space
The private pool and spa sit at the center of the outdoor area, with heating available for a fee - a practical option through Florida's cooler months. A BBQ grill with patio furniture gives you a relaxed setting for grilling and dining outside. Lake access is also available for guests who want to explore beyond the backyard.

Families & little ones
Younger travelers are genuinely well catered for - the home includes a pack 'n play/travel crib, high chair, children's dinnerware, children's books and toys, and board games. Babysitter recommendations are available on request.

Additional comforts
A washer and dryer, dedicated workspace, Wi-Fi, air conditioning, heating, room-darkening shades, iron, extra pillows and blankets, and free parking on premises are all included. A gym and game console are also available on-site. Exterior security cameras are in place around the property - none face the interior. Breakfast is provided.

Positioned in the Orlando area, you're within easy reach of Florida's biggest attractions - Disney World (19 mins), Universal Studios (26 mins), SeaWorld (23 mins), and Orlando Tree Trek Adventure Park (15 mins). Island H2O water park and Margaritaville - home to the Gloria Estefan-owned Estefan Kitchen and a state-of-the-art water park - are both 10 minutes away.
