A Few Things To Note During Your Stay

****We offer Daycation for a 10am check in and 6pm check out the same day....just book the nightly rate and check in at 10am ...please let us know this ahead of time so we can check availability***

To make your stay more enjoyable we offer the following paid services ......please note that some services are based on availability. If you are interested in any of these services, please let us know and we will send the details Continental Breakfasts, Early Check In, Late Check Out, House Cleaning during your stay, Pet Fees, Pool/Spa Heat, Welcome Celebration Packages, Welcome Breakfast Packages, Grocery Packages, Customize Packages by Requests.

Pool and spa heat is not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month for longer stays. If you decide to pay for pool/spa heat it must be for the entire stay.

We also provide an XL Electric Smokeless Indoor grill. Check out You tube to see some great recipes you can make with this grill. Stove is equipped with an Airfryer.

There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed.

Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.

We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, etc.

Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more.

To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM.

Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility.

Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 10 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 10 guests.

During your stay

We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.

We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one. Please turn off propane gas after each use.

There is a locked closet in the home used to store owner's items. Guest as no access to this closet. However there are plenty of closet space throughout the home.

We provide complimentary WIFI, however there may be times when our WIFI goes out due to no fault of ours especially during bad weather. Or if the provider as issues with their services. Though this rarely happens please keep this in mind

We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home and one in the back. One is located in the front of the property to monitor exterior activity in the front of the home and one located in the back exterior to monitor any activity in the exterior back of the property. None of our cameras are facing in the interior of the home in any way. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.

Pets Restrictions

We allow pets up to 50 pounds either dog or cat, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.

We accept Service Animals as required by Law.
It is our pleasure to accept your group and your Service Dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .
1. Is the dog a service animal required because of a disability?
2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.

We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog .

Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.

If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without further notice. In the latter case there will be no right to a refund or unused rent.

In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please filter search for pet friendly properties only. Our home will not be a fit for ESA,

We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

We provide complimentary wifi ..there are times when the wifi can be down due to the an interruption by the service provider or due to weather among other things that is totally out of our control.

Access

Our pool villa is easily accessed with our keyless smart lock and is typically the last 4 digits of the primary guest phone number. This will also disarm the alarm. There are 2 exterior cameras. One in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

Transit

No restrictions in getting around. Lots of parking and all free. Overnight street parking is not allowed. Overnight parking is available at the clubhouse parking lot. Uber and Lyyft are readily available. Our driveway can fit 4 cars or 2 SUVs.

Interaction

Complimentary tennis racquet and balls as well as Volleyball equipment is provided at the Clubhouse for your convenience.  Arrangements can be made for fishing poles if you choose to fish during your stay.  It is a catch and release Lake in Glenbrook.

Other activities include Lake Louisa, which is 10 mins away. Lakeridge Winery offering free wine tasting and only 20 mins away, and close to Margaritaville offering water park, dine in Movie Theater and loads of local Restaurants. Only a 60 minute drive to Florida Gulf Coast offering great beaches such as Clear Water Beach. Fast wifi speed and all smart TVs in bedrooms. High Speed WIFI and renovated kitchen and bathrooms in this Pool Villa.

Neighbourhood

Located in a prime location in the Clermont area, just 5 minutes to I-4 for easy access to all of the major attractions. Close to Champions Gate, Posner Park shopping and Publix Plaza, World Class Golf Courses, and perfectly located within 20-30 minutes of all of the popular parks such as Disney World (19 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (15 minutes)

Space

Sliding doors open to a sun-drenched private patio where the pool shimmers in the Florida heat, the spa gleams just beyond the edge, and the fully fenced backyard offers a sense of easy freedom for families and groups of every size. Inside, skylights pour daylight across open living spaces, the game room hums with activity, and the children's playroom keeps the little ones happily occupied - this is a home built for people who want to do everything and then sink into a comfortable evening at the end of it.

Sleeping arrangements
Five bedrooms and a queen sofa bed in the family room sleep up to 14 guests. The first-floor master ensuite offers a king bed, a standalone shower, a large soaking bathtub, and sliding doors that lead directly out to the pool area. A second ensuite upstairs adds another king bed. The remaining bedrooms feature 2 queen beds, a themed room with 2 single beds, and a room with 1 full bed and 1 twin bed. Every bedroom comes with a smart TV and ceiling fan. The family room rounds things out with a sectional and a queen sofa bed.

Indoor living
The game room - fully air-conditioned - anchors the fun with a 55-inch TV, pool table, foosball table, arcade games, life size games, and board games. A dedicated children's playroom stocked with books and toys for all ages, plus baby safety gates, a crib, and a standalone high chair, means families with little ones are well taken care of. For quieter moments, a dedicated workspace sits in its own room with a door. The 65-inch HDTV in the main living area streams across multiple platforms including Netflix, Disney+, Hulu, HBO Max, Apple TV, Amazon Prime Video, and more. Central air conditioning, central heating, ceiling fans, and room-darkening shades keep every room comfortable.

Kitchen and dining
A fully equipped kitchen features a Maytag refrigerator, Maytag stove, Maytag stainless steel single oven with built-in air fryer, microwave, and dishwasher, alongside cooking basics, dishes and silverware, a blender, toaster, baking sheet, hot water kettle, drip coffee maker, Keurig coffee machine, wine glasses, and children's dinnerware. A dining table brings the group together, and breakfast is provided.

Outdoor living
The private pool and spa sit within a fully fenced backyard and are available year-round, 24 hours a day. Pool and spa heating is available for an additional fee. Sun loungers, outdoor furniture, and a private patio give you plenty of space to relax between swims. A private BBQ grill with charcoal and barbecue utensils is ready for use, and a half bath opens directly to the pool area for convenience.

Location and extras
Set in the Orlando Area with access to nearby resort facilities, the home sits close to major theme parks, golf courses, shopping, and entertainment. Lake access is available via a nearby path or dock, and a shared gym is located close to the property. Free driveway parking for 4 vehicles and free street parking are available. In-unit washer and dryer, a private entrance, and keypad self check-in make arrivals and daily living easy. Exterior security cameras face outward from the front and back of the property for guest and host safety. Housekeeping is available at an extra cost.

The home welcomes pets up to 50 lbs with prior approval.
