To make your stay more enjoyable we offer the following paid services. Please note that some services are based on availability. If you are interested in any of these services, please let us know and we will send the details Continental Breakfasts, Early Check In, Late Check Out, House Cleaning during your stay, Pet Fees, Pool/Spa Heat, Welcome Celebration Packages, Welcome Breakfast Packages, Grocery Packages, Customize Packages by Requests.

Pool and spa heat is not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month base on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay.

We provide an XL Smokeless Indoor Grill. You can check out You Tube for some great recipes you can make with this grill.

There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absouletly no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed. We provide ash trays in our pool area.

Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.

We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit inlcudes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, etc.

Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more.

To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM.

Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility.

Guest Count & Additional Fees:

Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests.

During your stay

We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.

We ask that you clean the barbecue grill after each use. An additional cleaning fee will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.

There is a locked cabinet located in the garage or game room. This is used to store owner's items. Guests as no access to this cabinet. However, there are lots of closet in the villa for guests to use.

We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home and one in the back. None of our cameras are facing in the interior of the home in any way. One is located in the front of the property to monitor exterior activity in the front of the home and one located in the back exterior to monitor any activity in the exterior back of the property. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.

Our pool/spa are outdoor and is cleaned each week. We do our best to keep it free from leaves and debris but sometimes and especially on windy days there may be leaves or debris in the pool. We have provided a portable skimmer for you to remove any of these should you encounter any.

We offer complimentary wifi. There are times when our wifi carrier goes down due to no fault of ours. This happens very rarely but it can happen which may cause wifi interuption during your stay.

Our AC system is energy efficient and will turn off if any exteiror doors or door leading to the game room is open for more than 5 minutes. It will come back on once doors are closed. So if you prefer to experience fresh air from the outdoors then you can leave the sliding doors open but if you prefer AC air then you would need to keep the exterior doors close and doors leading to game room.

No overnight street parking allowed. Our driveway fits 4 car or 2 SUVs. Overnight street parking is allowed by the clubhouse parking lot

Pets Restrictions

We allow pets up to 50 pounds either dog or cat, subject to the home owners approval. We will need vacine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.

We accept Service Animals as required by Law.

It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .

1. Is the dog a service amimal required because of a disability?
2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.

We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog .

Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.

If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without fruther notice. In the latter case there will be no right to a refund or unused rent.

In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please fliter search for pet friendly properties only. Our home will not be a fit for ESA,

We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

We provide complimentary wifi. There are times when the wifi can be down due to the an interruption by the service provider or due to weather among other things that is totally out of our control.

Access

Home is equipped with keyless smart locks and alarm. Access is typically the last 4 digits of the primary guest phone number. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

Transit

No restrictions in getting around. Lots of parking and all free. Overnight street parking is not allowed. Overnight parking is available at the clubhouse parking lot. Uber and Lyyft are readily available. Our driveway can fit 4 cars or 2 SUVs

Interaction

Complimentary tennis racquet and balls as well as Volley ball equipment is provided at the Clubhouse for your convenience. Arrangements can be made for fishing poles if you choose to fish during your stay. It is a catch and release Lake.

Other activies include Lake Louisa, which is 10 mins away. Lakeridge Winery offering free wine tasting and only 20 mins away, and close to Margaritaville offering water park, dine in Movie Theater and loads of local Restaurants. Only a 60 minute drive to Florida Gulf Coast offering great beaches such as Clear Water Beach. Fast wifi speed and all smart TVs in all bedrooms.

Neighbourhood

Located in a prime location in the Clermont area, just 5 minutes to I-4 for easy access to all of the major attractions. Close to Champions Gate, Posner Park shopping and Publix Plaza, World Class Golf Courses, and perfectly located within 20-30 minutes of all of the popular parks such as Disney World (15 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (10 minutes).

Space

Step outside and you're ten miles from Disney. Stay in and you have a private pool, a spa, an air-conditioned game room, and a Mickey-themed bedroom waiting for you. This single-level, four-bedroom villa in the Orlando area is built for families who want a true home base - one that keeps every age group entertained from morning to midnight.

Sleeping arrangements
Two king master suites anchor the home, each with a smart TV, ceiling fan, and private ensuite bathroom. The main master opens directly to the pool area through sliding glass doors and features a rain shower and bidet. A third bedroom offers a queen bed, while the fourth is a Mickey-themed room with two single beds, a smart TV, and ceiling fan - perfect for younger guests. The family room adds a queen-sized sofa bed with a memory foam mattress for additional sleeping flexibility. The home sleeps up to 10 guests across 7 beds.

Kitchen & dining
The fully equipped kitchen comes with a GE refrigerator, Samsung stainless steel electric stove, single oven, microwave, and dishwasher. For your morning routine, both a Keurig and a drip coffee machine are provided. Additional appliances include an air fryer, blender, toaster, and hot water kettle. Cookware, dishes, wine glasses, and barbecue utensils are all on hand. A charcoal grill is available for complimentary use, and a propane gas grill can be arranged for an additional fee. An outdoor dining area rounds out the setup for alfresco meals.

Game room & entertainment
The air-conditioned game room earns its keep on rainy afternoons and late evenings alike. Inside, you'll find a pool table, air hockey, arcade games, board games, and a 65-inch smart TV loaded with Amazon Prime Video, Disney+, HBO Max, Hulu, Netflix, Roku, and standard cable. Every bedroom and the family room also has a smart TV, so no one has to share a screen.

Pool, spa & outdoor space
The screened-in private pool and spa are available year-round, 24 hours a day. Pool or spa heating is available for an additional fee. Weekly professional maintenance is included, and a pool skimmer is on hand between services. Sun loungers, outdoor furniture, and a private patio complete the backyard - a shaded, enclosed setting well-suited to Florida evenings in any season.

Resort amenities
Beyond the villa itself, guests have complimentary access to nearby resort facilities including a shared gym, tennis courts, basketball courts, sand volleyball, and a fishing lake with path access.

Workspace & connectivity
Fast WiFi (287 Mbps) keeps remote workers and streamers covered, and a dedicated workspace in a common area provides a proper setup when you need it. An energy-saving system helps regulate the home's temperature automatically.

Practical comforts
An in-unit washer and dryer, iron, drying rack, and walk-in closet storage make longer stays easy. Linens, towels, extra pillows, blankets, room-darkening shades, and essential toiletries are all provided. A crib, pack 'n play, standalone high chair, children's dinnerware, and age-appropriate books and toys are available for families with young children. Babysitter recommendations are available on request. Four driveway spaces and free street parking are included.

Safety
Two exterior security cameras (front and back, no interior coverage), smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit are all in place.
