A Few Things To Make Your Vacation More Fun

To make your stay more enjoyable we offer the following paid services. Please note that some services are based on availability. If you are interested in any of these services, please let us know and we will send the details Continental Breakfasts, Early Check In, Late Check Out, House Cleaning during your stay, Pet Fees, Pool/Spa Heat, Welcome Celebration Packages, Welcome Breakfast Packages, Grocery Packages, Customize Packages by Requests.

Pool and spa heat is not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month base on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay. You also have the option of paying for spa heat only...This fee is $30 per night. This must also be paid for the entire stay.

We provide an XL Smokeless Indoor Grill. You can check out You Tube for some great recipes you can make with this grill.

Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more.

To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM.

Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility.

Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 10 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 10 guests.

There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigarettes. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed. We provide ash trays in our poo area.

Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.

We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, etc.

We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.

We ask that you clean the barbecue grill after each use. An additional cleaning fee will of $50 be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.

There is a locked closet under the stairs for owner's use. Guest does not have access to this closet. However there are lots of other closets throughout the home.

We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home and one in the back. One is located in the front of the property to monitor exterior activity in the front of the home and one located in the back exterior to monitor any activity in the exterior back of the property. None of our cameras are facing in the interior of the home in any way. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early.

Termination of reservation with no refunds whatsoever.

Our pool/spa are outdoor and is cleaned each week. We do our best to keep it free from leaves and debris but sometimes and especially on windy days there may be leaves or debris in the pool. We have provided a portable skimmer for you to remove any of these should you encounter any.

We offer complimentary wifi. There are times when our wifi carrier goes down due to no fault of ours. This happens very rarely but it can happen which may cause wifi interruption during your stay.

Our AC system is energy efficient and will turn off if any exterior doors or door leading to the game room is open for more than 5 minutes. It will come back on once doors are closed. So if you prefer to experience fresh air from the outdoors then you can leave the sliding doors open but if you prefer AC air then you would need to keep the exterior doors close and doors leading to game room.

No overnight street parking allowed. Our driveway fits 4 cars or 2 SUVs. Overnight street parking is allowed by the clubhouse parking lot.

Pets Restrictions

We allow pets up to 50 pounds either dog or cat, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.

We accept Service Animals as required by Law.
It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .
1. Is the dog a service animal required because of a disability?
2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.

We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog .

Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.

If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without further notice. In the latter case there will be no right to a refund or unused rent.

In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please filter search for pet friendly properties only. Our home will not be a fit for ESA,

We will need a copy of the driver's license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

Access

Home is equipped with keyless smart locks and alarm. Access is typically the last 4 digits of the primary guest phone number. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

Transit

Easy access to all major roads and highways. Car services such as Uber and Lyft are also readily available. Food services such as Uber Eats, Door Dash, Instacart are also available.

Interaction

Complimentary tennis racquet and balls as well as Volley ball equipment is provided at the Clubhouse for your convenience. Arrangements can be made for fishing poles if you choose to fish during your stay. It is a catch and release Lake.

Whether you are coming for a tropical getaway or for our Theme Parks this home will not disappoint.

Centrally located with only 60 minutes to our world famous beaches. Other Attractions includes minutes to the new Margaritaville offering tons of restaurants, state-of-the arts water parks and weekends Concerts and Car Shows, and a dining in Movie Theatre

Neighbourhood

Located in a prime location in the Clermont area, just 5 minutes to 192 that leads to I-4 for easy access to all of the major attractions. Close to Champions Gate, Posner Park shopping and Publix Plaza, World Class Golf Courses, and perfectly located within 20-30 minutes of all of the popular parks such as Disney World (19 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (10 minutes).

Close to World-Famous Golf Courses and loads of shopping. Walmart is only 5 minutes away ...We are close to Hospitals and Medical Facilities as well.

The Village of Clermont is 15 minutes away and is set around a lake that offers loads of Weekend Activities including local Restaurants

Space

Five bedrooms, fourteen guests, and more entertainment under one roof than most manage in a week - this Orlando area vacation home is built for groups who want their base to be as much fun as the destination. Between a private pool, a spa, a game room stocked with enough to keep any group busy, and resort access around the corner, there is always somewhere to land.

Living space
The family room is the home's natural gathering point. Large sliding glass doors open directly to the pool deck, connecting indoor and outdoor living and drawing in natural light throughout the day. A sectional sofa, a 65-inch Smart TV with Amazon Prime Video, Disney+, HBO Max, Hulu, Netflix, premium cable, and standard cable, and a queen pull-out bed with a memory foam mattress make it a comfortable hub for movie nights and lazy mornings alike. A dedicated workspace - in a room with its own door - is available for anyone who needs to stay on top of work during the trip.

Kitchen & dining
The kitchen is fully set up for a large group: stainless steel electric stove, single oven, refrigerator, microwave, and dishwasher are all in place, alongside cooking basics, dishes, silverware, wine glasses, a coffee maker, blender, toaster, and hot water kettle. A large island adds prep space and a natural gathering point before meals. The dining table seats everyone, and a gas BBQ grill with barbecue utensils extends the cooking setup to the patio when you'd rather eat outside. Breakfast is provided for guests.

Sleeping arrangements
The ground-floor master suite opens to the pool deck through sliding glass doors and features a king bed, walk-in closet, rain shower, soaking tub, bidet, Smart TV, and ceiling fan. Upstairs, the second master suite offers a king bed, Smart TV, and ceiling fan. A Mickey-themed room features twin beds, a beach-themed room sleeps four across two queen beds, and the fifth bedroom holds a queen bed. The queen pull-out in the family room rounds out the sleeping arrangements, bringing the total capacity to 14 guests.

Bathroom
Three and a half bathrooms serve the full group. Each is stocked with shampoo, conditioner, body soap, shower gel, and a hair dryer, with the ground-floor master bath also including a soaking tub and bidet. A half bathroom is accessible from both the family room and the pool deck. An in-unit washer and dryer handle laundry throughout the stay, and extra pillows, blankets, and room-darkening shades are provided throughout the home.

Game room & entertainment
The air-conditioned game room is built for full-group fun: pool table, ping pong table, foosball, air hockey, arcade games, and life-size games sit alongside a game console and a Smart TV. Board games offer a quieter option when the competitive energy winds down.

For families
A dedicated children's playroom stocked with toys and books sits alongside an outdoor playground. The home provides a crib, pack 'n play, high chair, children's dinnerware, baby safety gates, board games, and children's books and toys - so families with young guests arrive ready, without needing to bring everything.

Pool & outdoor space
The private pool and spa are available year-round, 24 hours a day. Heating for the pool or spa is available at an additional fee. The pool area and private backyard - not fully fenced - offer garden views and outdoor living space furnished with seating, patio umbrellas, and a gas BBQ grill. Lake access is available via a path or dock for those who want to fish or simply take in the view.

Location
Situated in the Orlando area, the home puts Walt Disney World and the wider theme park corridor within easy reach. Free resort access comes with the stay, covering a gym, tennis and basketball courts, sand volleyball, a fishing lake, and a clubhouse. A shared gym is also available nearby.
