To make your stay more enjoyable we offer the following paid services. Please note that some services are based on availability. If you are interested in any of these services, please let us know and we will send the details Continental Breakfasts, Early Check In, Late Check Out, House Cleaning during your stay, Pet Fees, Pool/Spa Heat, Welcome Celebration Packages, Welcome Breakfast Packages, Grocery Packages, Customize Packages by Requests.

Pool and spa heat are not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month based on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay.

We provide an XL Electric Smokeless Indoor Grill. Check out You Tube to see some great recipes you can make with this grill. Our stove as an Airfryer. There is also a outdoor propane gas grill

There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-ciggaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed.

Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.

We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill

Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more.

To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM.

Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility.

Guest Count & Additional Fees:

Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests.

During your stay

We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.

We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.

There is a locked owner's cabinet located in the game room . This is used to store owner's items. Guests has no access to this cabinet. There is however lots of closets and storage in the home

We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home to monitor front door and one in the back to monitor any activity in the exterior of the property . None of our cameras are facing in the interior of the home in any way. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.

Pets Restrictions

We allow pets up to 50 pounds, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.

It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .

1. Is the dog a service animal required because of a disability?
2. What work or task has the dog been trained to perform and will the dog be left in the home by itself at anytime during your stay?

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.

We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog.

Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.

If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without further notice. In the latter case there will be no right to a refund or unused rent.

In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please note that pet fees will apply

We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

We provide complimentary wifi ..there are times when the wifi can be down due to the an interuprtion by the service provider or due to weather among other things that is totally out of our control.

Access

Keyless entry. The last 4 digits of the primary guest phone number will be used for access. Abundance of parking. Driveway can fit 4 cars or 2 SUVs. Overnight street parking is not allowed. Guest can park extra cars overnight by the clubhouse. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

Transit

Easy accessibility to I4 that leads to all Theme parks. Uber and Lyft are readily available. Food delivery by Door dash, uber eats to name a few.

Interaction

Complimentary tennis racquet and balls as well as Volleyball equipment is provided at the Clubhouse for your convenience.  Arrangements can be made for fishing poles if you choose to fish during your stay.  It is a catch and release Lake in Glenbrook.

Other activities include Lake Louisa, which is 10 mins away. Lakeridge Winery offering free wine tasting and only 20 mins away, and close to Margaritaville offering water park, dine in Movie Theater and loads of local Restaurants. Only a 60 minute drive to Florida Gulf Coast offering great beaches such as Clear Water Beach. Fast wifi speed and all smart TVs in bedrooms.

Living space
The open living areas flow naturally from indoors to out, anchored by a 65" HDTV loaded with Netflix, Disney+, Amazon Prime Video, Apple TV, HBO Max, Hulu, and Roku. When the sun goes down, the screened-in pool area stays lit - sun loungers, outdoor furniture, and a covered patio dining setup make evenings outside just as inviting as the days. The pool and spa are available year-round, open 24 hours, with heating available for an additional fee.

Game room & entertainment
The air-conditioned game room is a hit for all ages, featuring arcade games, a ping pong table, a pool table, life-size games, and a Smart TV. Board games and themed room décor round out the fun inside - you won't run out of ways to keep everyone entertained.

Sleeping arrangements
Two ensuite master bedrooms each offer a king bed, ceiling fan, and Smart TV. A third bedroom is fitted with a queen bed, while the fourth is designed for younger guests with two twin beds, themed décor, and its own Smart TV. Two queen-size pull-out sofas in the living and family rooms accommodate additional guests. Room-darkening shades, extra pillows and blankets, and walk-in closets complete the setup.

Kitchen & dining
The fully equipped kitchen includes a stainless steel electric stove, single oven, refrigerator, microwave, dishwasher, drip coffee maker, Keurig, hot water kettle, blender, toaster, baking sheet, wine glasses, and all the cooking basics you need. A BBQ grill (gas) with full barbecue utensils makes outdoor cookouts easy. Dine at the indoor dining table or take it outside to the covered patio area by the pool.

Family features
Families with little ones are well catered for - a crib (mini, 38" x 24"), Pack 'n Play, standalone high chair, children's books and toys for ages 0-2, 2-5, 5-10, and 10+, children's dinnerware, and babysitter recommendations are all available. An outdoor playground rounds out the kids' setup.

Bathrooms
Three bathrooms include a bathtub, shower, hair dryer, shampoo, conditioner, body soap, shower gel, and hot water. Towels and bed linens are provided throughout.

Location
Situated in the Orlando area, the villa sits 10 miles from Walt Disney World and close to Margaritaville. Guests have access to resort amenities including a shared gym, tennis, basketball, and volleyball courts, as well as lake access and scenic walking paths.

Practical details
Self check-in via smart lock, high-speed WiFi, a dedicated workspace (in a private room), Ethernet connection, washer and dryer in unit, iron, central air conditioning, central heating, and free driveway parking for up to 4 vehicles plus free street parking. The home is single-level with no stairs. Exterior security cameras are in place at the front and back of the property - none face the interior. Well-behaved pets up to 50 lbs are welcome. Breakfast is provided. Long-term stays of 28 days or more are available. Housekeeping can be arranged at an extra cost.
