A Few Things To Note To Make Your Vacation More Fun

****We offer Daycation for a 10am check in and 6pm check out the same day....just book the nightly rate and check in at 10am ...please let us know this ahead of time so we can check availability***

To make your stay more enjoyable we offer the following paid services. Please note that some services are based on availability. If you are interested in any of these services, please let us know and we will send the details Continental Breakfasts, Early Check In, Late Check Out, House Cleaning during your stay, Pet Fees, Pool/Spa Heat, Welcome Celebration Packages, Welcome Breakfast Packages, Grocery Packages, Customize Packages by Requests.

Pool and spa heat is not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month for longer stays. If you decide to pay for pool/spa heat it must be for the entire stay.
Our stove in this vacation homes comes with a built in Air Fryer

There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed.

Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.

We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill.

Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more.

To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM.

Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility.

Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests.

During your stay

We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.

We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.

There is a locked owner's cabinet located in the game room . This is used to store owner's items. Guests as no access to this cabinet. There is however lots of closets and storage in the home

We have installed exterior Ring Door Bell cameras for the safety of both guest and property. This cameras are actively recording. None of our cameras are facing in the interior of the home in any way. Ring door bell is at the front door. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.

Pets Restrictions
We allow pets up to 50 pounds either dog or cat, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.

It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .

1. Is the dog a service animal required because of a disability?
2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?

We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog .

Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.

If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without fruther notice. In the latter case there will be no right to a refund or unused rent.

In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please fliter search for pet friendly properties only. Our home will not be a fit for ESA,

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.

We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

We provide complimentary wifi ..there are times when the wifi can be down due to the an interruption by the service provider or due to weather among other things that is totally out of our control.

Access

Keyless entry. The last 4 digits of the primary guest phone number will be used for access. Abundance of parking. Driveway can fit 4 cars or 2 SUVs. Overnight street parking is not allowed. Guest can park extra cars overnight by the clubhouse. Which is located 2 minutes from the home.

Transit

Easy accessability to I4 that leads to all Theme parks. Uber and Lyft are readily available. Food delivery by Door dash, uber eats to name a few

Interaction

Complimentary tennis racquet and balls as well as Volley ball equipment is provided at the Clubhouse for your convenience.  Arrangements can be made for fishing poles if you choose to fish during your stay.  It is a catch and release Lake in Glenbrook.

Other activies include Lake Louisa, which is 10 mins away. Lakeridge Winery offering free wine tasting and only 20 mins away, and close to Margaritaville offering water park, dine in Movie Theater and loads of local Restaurants. Only a 60 minute drive to Florida Gulf Coast offering great beaches such as Clear Water Beach. Fast wifi speed and all smart TVs in bedrooms. High Speed WIFI and renovated kithen and bathrooms in this Luxury Villa.

Located in a prime location in the Clermont area, just 10 minutes to I-4 for easy access to all of the major attractions.

Living Space
The single-level open floor plan keeps everyone connected without the chaos. The living room anchors the home with a generous sectional sofa that doubles as extra sleeping space, a smart TV, and a ceiling fan keeping things comfortable. Flow naturally from there into the dining area - two four-seat tables ready for family meals, card games, or a pizza night in - and into the fully equipped kitchen beyond.

Kitchen & Dining
The kitchen comes stocked with everything you need to cook from scratch or just heat up after a long park day. Stainless steel appliances, a dishwasher, a drip coffee maker, a Keurig, a blender, a bread maker, and a full suite of cookware and utensils. Granite countertops give you the prep space to make it work. A gas BBQ grill and outdoor dining area mean evenings outside are just as easy.

Sleeping Arrangements
Four bedrooms sleep up to eight guests across six beds.
Master Suite: King bed with a walk-in closet, ensuite bathroom with an oversized shower, and direct pool access.
Bedroom 2: Queen bed with dual entries, TV, and ceiling fan.
Bedroom 3: Two twin beds dressed in Toy Story-themed décor, Smart TVs, and a ceiling fan.
Bedroom 4: A bunk bed set in Star Wars-themed décor with a ceiling fan.

Bathrooms
Two bathrooms serve the home, including the master ensuite. Both are stocked with shampoo, conditioner, body soap, shower gel, hair dryer, and hot water.

Your Private Pool & Spa
Step outside to a screened patio with sun loungers, outdoor furniture, and a private pool and spa - both available year-round, open 24 hours. Optional heating is available for the pool or spa at an additional fee. The pool is cleaned weekly, and a skimmer is on hand for guests. Additional cleanings can be arranged for an extra charge.

Resort Access & Community Amenities
Beyond your own backyard, the community opens up a full set of resort-style facilities - a shared gym with elliptical, free weights, stationary bike, and treadmill, a clubhouse, tennis and volleyball courts, and a children's outdoor playground. Inside the home, a children's playroom adds even more to keep younger guests entertained. There is also a ping pong table, pool table, arcade games, and life-size games for the whole group.

Traveling with little ones? The home includes a crib, pack 'n play, standalone high chair, children's dinnerware, books, toys, and board games. Babysitter recommendations are available on request. The 55-inch HDTV streams Disney+, Netflix, Hulu, HBO Max, Amazon Prime Video, Apple TV, Fire TV, and Roku, plus standard cable. Complimentary Wi-Fi runs at 170 Mbps - note that occasional outages may occur due to weather or provider issues. Central air conditioning, central heating, and ceiling fans in every room keep the temperature dialed in. An in-unit washer and dryer, iron, drying rack, room-darkening shades, and extra pillows and blankets round out the practical side.

Parking, Safety & Pets
Four free driveway spaces and free street parking make arrival easy. The home is pet-friendly and welcomes assistance animals at all times. A Ring doorbell, smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit are all in place. Self check-in via lockbox. Housekeeping is available at an extra cost. Breakfast is provided. Long-term stays of 28 days or more are welcome.
