- The hot tub is included in your nightly rate.
- Pool heat is not included.
- Add it for $44 per night or $440 per month (based on the length of your stay).
- Pool heat must be booked for the full duration of your stay.

🍔 Cooking & Grilling Options
- We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.
- Fully equipped kitchen includes an air fryer and XL smokeless indoor electric grill (check YouTube for recipe inspiration!)
- Charcoal grill is provided complimentary
- Propane gas grill available for rent – must be cleaned after each use
- Improper use or failure to clean will result in a cleaning fee
- Never use charcoal in the propane grill
- Guests use propane grill at their own risk
- If you're unfamiliar with propane grills, we recommend using the charcoal grill instead

Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests.

- No smoking of any kind inside the villa (includes e-cigarettes/vapes)
- Evidence of smoking inside will incur a $500 fee
- Smoking is allowed outside only, with all exterior doors closed

🧼 Cleanliness & Housekeeping
- Additional cleaning fees apply if the home is left excessively dirty or with excessive garbage
- A starter kit of essentials is provided at check-in:

- Occasional outages may occur during bad weather or due to service provider issues (rare and out of our control)

🔐 Security & Safety
- Exterior security cameras are located at the front and back of the home
- Cameras record activity for guest and property safety
- No indoor cameras are present
- Tampering with cameras will result in early termination of the stay with no refund

🏊 Pool Area Notes
- Pool is cleaned weekly, but debris may occasionally appear (especially after wind)
- A pool skimmer is provided for guest use
- To conserve energy, the AC will shut off if exterior or garage/game room doors are left open for more than 5 minutes

🚫 Locked Storage
- A locked cabinet in the garage is for owner use only
- Guests have access to ample closet space throughout the home

🐾 Pet & Service Animal Policies
Pets:
- Dogs or cats under 50 lbs may be allowed with homeowner approval
- Limit: 2 pets per household
- $200 deposit + $39/day per pet
- Must submit vaccination records
- Pets are not allowed on furniture or beds unless you provide protective coverings
- Must be crated when unattended
- Fees apply for damage or excessive shedding

Service Dogs (ADA-Compliant Only):
- No fee or increased deposit
- Guest must confirm:
- Is the dog a service animal required due to a disability?
- What task or work has it been trained to perform?
- Will it be left alone in the home at any time?

Under ADA:
- Service dogs must remain under control at all times
- They must be leashed, harnessed, or voice-controlled
- Misrepresentation of a service dog is taken seriously and may result in eviction without refund and may be reported to authorities

Note: Emotional Support Animals (ESA) are not considered service animals under Airbnb or airline policies. If you have an ESA, please book pet-friendly properties only.

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.

📋 Guest Requirements
- We require a copy of the driver's license of the person making the reservation
- Provide a list of all guests age 18+
- Submit names of all guests driving to be added to the gated entry list
- Names must match exactly as shown on driver's licenses

Access

Available through keyless smart locks entry. Our pool villa is secured with top of the line alarm systems. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

All smart TVs in all bedrooms and Living room. Minutes away from the new Margaritaville, That offers loads of restaurants and dine in movie theatre as well as a state of the art Water Park and weekends activities such as car shows, flea markets, artisan markets, and free concerts with renowned artists. Also close to 2 wineries and only 30 minutes to Orlando International Airports.

Transit

The home has a driveway that can accommodate up to 4 cars or 2 SUVs. This community is conveniently located right off Highway 27 with easy access to I-4, making it a great commuter location. Uber and Lyft are also readily available in the area.

Overnight street parking is only allowed with a valid parking pass issued by the HOA. Guests must notify us before check-in if they will need overnight street parking so we can arrange the required pass in advance.

Vehicles parked overnight on the street without a valid pass may be towed at the owner’s expense. We are not responsible for any towing fees or related issues.

Please note that overnight parking at the Clubhouse is strictly prohibited.

Interaction

Our resort perks at the clubhouse includes tennis court, sand volleyball, basketball courts, kids splash pad kids play area, and 2 additional pools, lounge area and a picnic pavilion.

Complete with your own hot tub & pool. Complimentary Wifi with speed over 100 mega-bites. Air conditioned Game Room with lots of games to choose from.

Neighbourhood

Located in a prime location in the Clermont area, just 5 minutes to I-4 for easy access to all of the major attractions. Close to Champions Gate, Posner Park shopping and Publix Plaza, World Class Golf Courses, and perfectly located within 20-30 minutes of all of the popular parks such as Disney World (19 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (10 minutes)

Spend sun-filled days exploring world-famous attractions and local wineries, then come back to your own private backyard to unwind and keep the fun going. With a no-stairs layout and room for up to 10 guests, every part of the stay is designed to feel effortless.

The space
This four-bedroom, single-level home sleeps up to 10 guests across 8 beds and 2 full bathrooms, set in a gated community in the Orlando area. Walt Disney World, Universal Studios, Margaritaville, local wineries, and Orlando International Airport are all within easy reach. Cotton bed linens, room-darkening shades, extra pillows and blankets, and generous clothing storage - including a walk-in closet - are provided throughout.

Sleeping arrangements
The master king suite features a ceiling fan, smart TV, and direct access to the screened patio and pool area through sliding glass doors. Its ensuite bathroom is fitted with a jetted soaking tub and a bidet - a welcome touch after a long day out. A second king suite offers an equally restful setup. Two themed rooms round out the sleeping spaces: the Harry Potter bedroom holds a full and twin bed, and the Star Wars room is fitted with two twin beds. A queen memory foam pullout sofa in the living area provides flexible additional sleeping space for the group.

Kitchen & dining
The fully equipped kitchen features granite countertops, a Whirlpool stainless steel gas stove, stainless steel oven, GE refrigerator, dishwasher, and microwave, alongside a drip coffee maker, Keurig machine, air fryer, blender, toaster, hot water kettle, wine glasses, and a full set of dishes and silverware. Cooking basics are stocked and ready. Breakfast is also provided. Sit down at the indoor dining table or head outside to the shaded patio dining area. A charcoal or electric BBQ grill with full barbecue utensils is ready for cookout nights.

Entertainment
The dedicated game room has a pool table, ping pong table, air hockey, and arcade machines - plus life-size games to get the whole group moving. A children's playroom is stocked with books and toys for ages 0 to 10+, and an outdoor playground gives younger guests their own space to burn off energy. Back in the living room, the 55-inch HDTV streams Amazon Prime Video, Disney+, Hulu, HBO Max, Netflix, Apple TV, Roku, Fire TV, and standard cable. Board games are also on hand for quieter evenings.

Outdoor living
The screened private backyard is built for extended outdoor sessions. A 16x32 ft private pool is available year-round and open 24 hours - pool heating is an optional add-on and is not included in the reservation. The private hot tub is available year-round and open 24 hours, and hot tub heating is included in your reservation at no extra cost. Outdoor furniture, lounge seating, and a shaded alfresco dining area complete the setup. Weekly pool maintenance is taken care of.

Practical details & resort access
High-speed Wi-Fi (259 Mbps) and a dedicated workspace in a private room with a door keep remote workers connected. Four driveway parking spaces and free street parking are available. An in-building washer and in-unit dryer handle laundry with ease, and self check-in via smart lock makes arrivals smooth. Two exterior ADT security cameras - one at the front, one at the back, both facing outward only - monitor the property perimeter. A smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit are all in place. Guests enjoy complimentary access to nearby resort facilities, including tennis courts, a splash pad, volleyball and basketball courts, a clubhouse, and a playground.

Families & pets
A crib, pack 'n play/travel crib, standalone high chair, children's dinnerware, board games, and babysitter recommendations are all available for families. Small pets up to 50 lbs are welcome. Long-term stays of 28 days or more are also accommodated
