****We offer Daycation for a 10am check in and 6pm check out the same day....just book the nightly rate and check in at 10am ...please let us know this ahead of time so we can check availability***

To make your stay more enjoyable we offer the following paid services . Please note that some services are based on availability. Pool and spa heat are not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month based on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay.

We provide an XL Electric Smokeless Indoor Grill. Check out You Tube to see some great recipes you can make with this grill. Our stove as an Airfryer. There is also a outdoor propane gas grill

There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed.

Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.
We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill

Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more.

To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM.

Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility.

Guest Count & Additional Fees:
Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests.

During your stay

We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home.

We provide a propane gas BBQ grill free of charge. You just need to refill the tank after use ..or you may need to fill it before you use it.

We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.

There is a locked owner's cabinet located in the game room . This is used to store owner's items. Guests as no access to this cabinet. There is however lots of closets and storage in the home.

We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home to monitor front door and one in the back to monitor any activity in the exterior of the property . None of our cameras are facing in the interior of the home in any way. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.

Pets Restrictions

We allow pets up to 50 pounds, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.

It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .

1. Is the dog a service animal required because of a disability?
2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?

We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog .

Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.

If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without further notice. In the latter case there will be no right to a refund or unused rent.

In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please note that pet fees will apply

"Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability.
Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations.

We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

We provide complimentary wifi ..there are times when the wifi can be down due to the an interruption by the service provider or due to weather among other things that is totally out of our control.

Access

Keyless entry. The last 4 digits of the primary guest phone number will be used for access. Abundance of parking. Driveway can fit 4 cars or 2 SUVs. Overnight street parking is not allowed. Guest can park extra cars overnight by the clubhouse. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.

Transit

Easy accessability to I4 that leads to all Theme parks. Uber and Lyft are readily available. Food delivery by Door dash, uber eats to name a few.

Interaction

Complimentary tennis racquet and balls as well as Volleyball equipment is provided at the Clubhouse for your convenience. Arrangements can be made for fishing poles if you choose to fish during your stay.  It is a catch and release Lake in Glenbrook.

Other activities include Lake Louisa, which is 10 mins away. Lakeridge Winery offering free wine tasting and only 20 mins away, and close to Margaritaville offering water park, dine in Movie Theater and loads of local Restaurants. Only a 60 minute drive to Florida Gulf Coast offering great beaches such as Clear Water Beach. Fast wifi speed and all smart TVs in bedrooms. High Speed WIFI and renovated kitchen and bathrooms in this Pool Villa.

Neighbourhood

Located in a prime location in the Clermont area, just 10 minutes to I-4 for easy access to all of the major attractions.
Close to Champions Gate.

Posner Park shopping is 20 minutes away
Publix Plaza and Walmart is 5 minutes from this Vacation Home
World Class Golf Courses, and perfectly located within 15-30 minutes based on the course you prefer to play one

All l of the popular parks such as Disney World (19 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (15 minutes)

Also close to Lake Louisa park which offers hiking an camping as well as fishing.

Lakeridge Winery is a local Winery. Located 30 minutes away that offers wine tasting and loads of Activities on the weekends including Food Trucks.
Margaritaville is 10 minutes away and offers World Famous Estefan Restaurant owned by Gloria Estefan. A state of the art Water park. Shopping and loads of other Restaurants. Shopping and a Dine In Movie Theatre.

Weekends at Margaritaville includes Car shows...Artisan Flea Market and Live Concerts in the Evening in the Pomenade.

Living Space
The open-plan living and family rooms give everyone room to breathe. The family room connects directly to the pool patio through sliding doors, so the line between inside and outside disappears naturally. A queen-size memory foam sofa bed sits in the living room alongside a dedicated workspace with a door - ideal for anyone squeezing in a few work hours between theme park days. The family room's large smart TV keeps everyone entertained when you're ready to wind down.

Sleeping Arrangements
Four bedrooms sleep up to 10 guests comfortably across 6 beds. The main master suite opens directly to the pool area and includes a rain shower, bidet, and smart TV. The second master suite offers its own privacy with a smart TV and ceiling fan. A third bedroom is fitted with a queen bed, and the fourth is a Toy Story-themed kids' room with two single beds and a TV - a guaranteed hit for little ones. A crib, pack 'n play, and standalone high chair are always available on-site.

Kitchen & Dining
The kitchen comes fully stocked with everything you need to cook properly. Stainless steel appliances include an LG refrigerator, GE electric stove, single oven with built-in air fryer function, microwave, dishwasher, and hot water kettle. A Keurig and drip coffee maker handle morning coffee, while a blender, toaster, baking sheet, and wine glasses round out the extras. Cookware, dishes, and barbecue utensils are all provided. Breakfast is included with your stay, and the dining table is the perfect spot for the whole group to gather each morning.

Game Room
The air-conditioned game room is a destination in itself. A convertible table covers pool, ping pong, and more, while arcade machines, board games, life-size games, and children's books and toys keep guests of all ages busy. Pool toys are also available for use. A ceiling fan keeps the space cool throughout the day.

Outdoor Area
Step outside to a private backyard with a pool and spa - both available year-round and open 24 hours. Optional heating is available for both at an additional fee. The gas BBQ grill is set up and ready to use, with sun loungers and outdoor furniture arranged across the patio for dining and lounging. The pool is maintained weekly, and a skimmer is on hand for guests between cleans. An outdoor playground rounds out the backyard for younger guests.

High-speed WiFi (251 Mbps) and a 55-inch HDTV with Netflix, Disney+, Hulu, HBO Max, Amazon Prime Video, Apple TV, Roku, Fire TV, and standard cable keep everyone connected and entertained. The home includes free in-unit washer and dryer, room-darkening shades, extra pillows and blankets, iron, clothing storage, and a full set of towels and bed linens. Two exterior security cameras cover the front and back of the property - neither faces any interior space. A smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit are all in place. Pets are welcome. Self check-in is available via smart lock. To keep the home comfortably cool, the AC system automatically switches off if exterior doors are left open for more than five minutes - simply keep doors closed for consistent indoor comfort.
