A Few Things To Note To Make Your Vacation More Fun:
Pool heat is not included in the nightly rates. There is an additional fee of $30 per night to heat the pool or $400 per month depends on the length of stay. If you decide to pay for pool heat it must be for the entire stay.
Upon arrival, each guest over the age of 18 years old is required to show an ID to the security guard at the gate. This is for your own protection. Once through the gate, you will proceed to the Clubhouse for your amenity access card and your parking pass. Clubhouse hours are from 9:00 AM - 7:00 PM. If you are checking in after hours, you can pick up your passes at the Clubhouse in the morning.
In Florida, all water activities will be closed if there is a threat of lightning or thunderstorms. This includes Theme parks offering water rides. The same rule applies at Windsor Island Resort; if there is lightning located in the area, all water activities will be shut down until it passes. This will not be grounds for a refund. We also cannot control the weather and wish you nothing but beautiful sunshine during your stay.
Our Villa is a no-smoking pool villa. Smoking is allowed outside once all doors leading back to the villa are closed.
There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigarettes. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed.
Additionally, cleaning fees apply if the villa is left excessively dirty or with excessive garbage.
We provide a starter kit of toiletries to help you get your vacation off to a great start. Our starter kit includes a garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, Keurig pods, etc. We also have a complimentary propane gas grill. During your stay, we ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. The homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.
There is a locked owner's closet located in the villa. This is used to store the owner's items. Guests as no access to this closet. There are however lots of closets and other storage in the home
We have installed an exterior Ring doorbell for the safety of both guests and the property. This camera is actively recording. This camera is at the front door and does not face into the interior of the home in any way. Any tampering with this camera, including, but not limited to covering and otherwise disabling this camera is grounds for early termination of reservation with no refunds whatsoever.
Pet Restrictions
We allow pets up to 30 pounds either dog or cat, subject to the home owners approval. We will need vacine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $30 per day per pet. Limit 2 pets per booking. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.
We accept Service Animals as required by Law.
It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are traveling with a Service Dog legally allowed by the ADA.
1. Is the dog a service animal required because of a disability?
2. What work or task has the dog been trained to perform and will the dog be left in the home by itself at any time during your stay?
We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dogs.
Under the ADA, service animals must be harnessed, leashed, or tethered, unless these devices interfere with the service animal's work or the individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal, or other effective controls. The animal must be under the control of the handler at all times and therefore never left alone in the home. If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without further notice. In the latter case, there will be no right to a refund or unused rent. In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have an ESA, please filter the search for pet-friendly properties only. Our home will not be a fit for ESA
We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.
Outside Food or Drinks
No outside food or drinks is permitted in the clubhouse and the pool deck area at the clubhouse. For food items you may visit our sundry to accommodate your food and poolside needs. There is also our Blue Marlin Grill which is located out on the deck that provides food service from 11-7pm!
Parking
There is no parking allowed on the grass, or alongside the streets parallel to another vehicle. Overnight parking is not permitted in the Clubhouse parking lot. Overflow parking, however, is located on Lava Tree. Please note: Failure to adhere by our community parking rules may result in your vehicle being towed at the guest expense.
Noise Ordinance
Please be mindful of your neighbors and respect the quiet hours of the community. According to Polk County, the quiet hours are from 10:00pm-7:00am.
We provide complimentary wifi ..there are times when the wifi can be down due to the an interuprtion by the service provider or due to weather among other things that is totally out of our control.
