OUTSIDE POOL offers a large 16 by 32 in ground pool.  Our pool is cleaned weekly and we make every effort to keep it clean.  However there are times when dirt or leaves can get in the pool.  We provide skimmers for you in case this was to happen.  We also provide a paid service if you require additioinal cleaning for the pool.

HOT TUB.....our hot tub is typically heated to 104 degrees

This beautiful pool villa offers its own heated hot tub plus a jetted tub in the main master bedroom that faces the pool.  The main master offers a king bed.  The second bedroom offers another king and the 3rd offers 2 twins with the fouth offering a double and one twin.  We also have a queen bed pull out sofa.  Our kitchen is fully equipped with an Air fryer, Keurig and coffe maker.

A Few Things To Note To Make Your Vacation More Fun...

Hot Tub is included with the nightly rate

Pool  heat is not included in the nightly rates.  There is an additional fee of $40 per night to heat the pool and spa.  Or $400 per month based on the length of your stay.   If you decide to pay for pool/spa heat it must be for the entire stay.  

We Provide an XL Smokeless Indoor Electric Grill.  Visit You tube for some great recipes you can make with this grill.  Air Fryer is also provided.  
We have a complimentary charcoal grill
Guest can rent a Propane gas grill if they prefer

There will be a $500 charge if the smell of smoke or evidence of smoke  is in the  villa upon check out including E-cigaretts.  Absouletly no smoking allowed in this pool villa.  Smoking can be done anywhere outside as long as all exterior doors are closed.

Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.
We provide a starter kit of toiletries to help you get your vacation to a great start.  Our starter kit inlcudes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, etc.

Propane  gas barbecue  grill available for rent for your convenience.  We provide a complimentay charcoal bardecue grill

During your stay
We ask that you clean the barbecue grill after each use. An additional cleaning fee will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk.  We recommend that you do not use the propane gas grill if you have no experience in using one.

Our pool is outdoors , one is located in the back of the home. It is cleaned weekly and we make every attempt to keep it free of debris and leaves,  but at times leaves and debris may end up at the surface especially on a windy day.  We have provided a portable skimmer for you to remove any of these items should you encounter any.
To conserve energy, when our exterior doors and door leading to the garage or game room is open for more than 5 minutes the Ac will be shut off.  If you like the fresh outdoor air that is great because if you open the exterior doors the AC will be off in 5 miuntes.  However, if you prefer the home to be cool from the Ac it is important to keep all exterior doors and the door leading to the garage or game room closed at all times.
There is a locked cabinet in the garage to store owner's items.  Guests as no access to this cabinet. However, there are lots of closet space for our guests.

We provide complimentary WIFI, however there may be times when our WIFI goes out due to no fault of ours especially during bad weather or if the Provider is unable to provide services because of their equipment.    This rarely happens.

“We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording.  There is one in the front of the home and one in the back. One is located in the front of the property to monitor exterior activity in the front of the  home  and one located in the back exterior to monitor any activity in the exterior back of the property    None of our cameras are facing in the interior of the home in any way.  Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.”

Pets Restrictions

We allow pets up to 30 pounds either dog or cat, subject to the home owners approval.  We will need vacine status and you will need to read and accept our pet policies..  Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them.  There is pet deposit of $200 plus $30 per day per pet.  Limit 2 pets per household.  Pets should not be left alone in the home unless in a crate.  Fees  may apply if there is excessive shedding or anything chewed or destroyed by your pet. 

It is our pleasure to accept your group and your service dog.  Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .
1. Is the dog a service amimal required because of a disability?
2.  What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?

We do not charge extra for a service dog, nor do we increase the security deposit.  Guest remains liable for all and any damages caused by people or dog .  
Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices.  In that case, the individual must maintain control of the animal through voice, signal or other effective controls.  The animal must be under control  of the handler at all times therefore never left alone in the home.
If we discover that a guest has misrepresented a pet as a service animal.  we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without fruther notice.   In the latter case there will be no right to a refund or unused rent.
In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals.  If you have a ESA, please fliter search for pet friendly properties only.  Our home will not be a fit for ESA,

We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.  We also need a list of all guests that will be driving to add to the Entrance gate.  We need the names exactly as it appears on your drivders license.

We provide complimentary wifi ..there are times when the wifi can be down due to the an interuprtion by the service provider or due to weather among other things that is totally out of our control.

Available through keyless  smart locks entry.  Our pool villa is secured with top of the line alarm systems.   There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons.  None of our cameras faces  the inside of the house.  

All smart TVs in all bedrooms and Living room.   Minutes away from the new Magaritaville, That offers loads of restaurants and dine in movie theatre as well as a state of the art Water Park and weekends activiteis such as car shows, flea markets, artistan markets, and free concerts with reknowned artists.  Also close to 2 wineries and only 30 minutes to Orlando International Airports.

My spouse and two kids stayed at Sandy's Flounder Villa and it was amazing! Everything looked just as pictured....even better! So much space, the pool was amazing.
